Today, I visited Casa Bella – the newest project in Downtown Miami that launched in late November, so now is a great time to buy.
The beauliful location
The most significant selling point here is the location. First of all, Casa Bella is in the art and entertainment neighborhood. You’re within walking distance of all of the cultural entertainment hubs of Miami. The performing arts center, the art museum, the museum of science, and the FTX arena host all the concerts and sports events. This area is expanding and growing. The city is injecting a lot of money into the neighborhood. So, it’s only going to get better and more pleasant and walkable.
Casa Bella benefits
The second point is the brand B&B Italia, the most prestigious furniture designer brand globally. They provide furniture throughout all the common areas starting from the lobby to door decks.
It will be a resort lifestyle building because there are over 20 000 square feet of indoor amenities. The project will be two outside decks, including the rooftop deck with gorgeous views. So, you will definitely have a feeling of being in a resort. There are all things to enjoy- from pools to cafes and restaurants, and a luxury spa.
The building has 312 units and a maximum of seven units per floor, so it’s not a very large floor plan. There won’t be hallways, and they have two private elevators for each residence.
Customers can start from one bedroom, but they have units with four bedrooms, and then there are penthouses as large as five bedrooms.
The units will be sold already finished. There are three options of flooring for the buyers to choose from. You’ll have two choices of countertops. Everything is being brought from Italy – from the plumbing fixtures to tile on the floor, to the cabinetry.
Prices and cost advantages
The construction starts at the end of the year. And the completion of the building will be at the end of 2025.
As for prices, they’re starting at about $650 per square foot right now, averaging about $850 per square foot. The one-bedrooms start in the high $600s, two-bedrooms start in the high $800s, and the three bedrooms are from about $1.5 million and up. It sounds like a great deal because it’s an exclusive luxury building with a great brand, in a great location with excellent finishes.
Designed by Arquitectonica, the building reminds waves. If you look from the bottom up, you’ll see how beautiful these balconies are. They have a wavy design similar to Regalia and Sunny Isles, but their balconies extend 7.5 feet. Therefore, you have that extra depth of the balcony, and the ceiling height is 10 feet. There is a ceiling to floor glass and beautiful views all around.
The bathrooms have gorgeous Italian porcelain that looks like statuary marble.
Cabinetry is from Idle Craft. The bathrooms will come with tile that extends to the ceiling, floating mirrors with the lights, and beautiful showers.
The kitchens are also Pierott Lissoni hand-selected. Everything here, so their cabinets are from Elecraft, and the countertops are Italian porcelain.
The plumbing fishes are European. An induction cooktop, the chef’s kitchen appliances, and a sub-zero refrigerator.
Clients and investors
Your typical neighbours will be people from the US big cities, but there are also are buyers from all over the world. Buyers can also rent here for 30 days minimum, up to six times a year.
Some investors in the building understand the value of the neighborhood surrounding. They have incredible plans. So, something extraordinary will happen here to enhance the neighborhood 100%.
The building developer is the largest in South Florida, with over 100.000 condos build. Their recent portfolio includes Armani Casa and Park Grove. They’ve done Icon and all the Paraiso towers here in the area. And Alta is a second developer. So it’s a partnership between two great developers with a fantastic reputation.
Another important detail is their landscaping designer, who will make this building look even more European. He takes care of the gardens for Queen Elizabeth, Buckingham Palace fisher island, and all of the high-end condos here, like One Thousand Museum Park Grove. So, he will be in charge of creating beautiful green spaces around the property.
It’s for sure a unique and beautiful project with great taste.
