Today we are visiting a new project in Sunny Isles, Aurora. And dear Candice is glad to give us a little rundown of the creators Verzasca group building. They’re known for small boutique luxury buildings. This one is a boutique building with only 61 units, 17 floors, and each unit has a private elevator. The architect is Luis Revuelta – a very well-known specialist in Miami.
Everything you need to know about Aurora
The apartments come in two-three bedrooms and penthouses. The three bedrooms here are on this side of the building, and the rest are the two-bedroom. The penthouses are around twenty-six hundred square feet and an extra three thousand square feet of the rooftop. They include a full summer kitchen on the rooftop as well. All of the units come fully finished. They all have top-of-the-line appliances.
They start at about sixteen hundred square feet, and the three-bedroom is quite spacious. It’s about twenty-one hundred square feet. They’re ten-foot ceilings, and the penthouses are 12 feet. Also, there are lanai units on the fourth floor, and those are 11-foot ceilings, beautiful wide-open space. The penthouses are three and two-bedroom. They are all two-level, so you have a private rooftop for each penthouse, which is about three thousand square feet itself.
The units come decorated already. Everything is done aside from the closets and the window treatments. The buyer can choose five different pieces and matte or polished finish porcelain. Steven Ghe is the interior designer, And he’s doing all of the amenities as well as doing three model units.
Remarcable advantages of the project
The Aurora has beautiful luxury amenities. There is a half-sized Olympic pool with cabanas, a playground with a kid’s zone, a teen zone, a yoga garden, a state-of-the-art, beautiful gym, and everything on the fourth level. As for the maintenance, it is about 75 cents per square foot.
As for parking, each unit comes with at least one assigned space, and then you have a valet that is free for the residents. The prices start at about 1.24 Million and go up to about 3.5 Million for the penthouses.
Sunny Iles is a fantastic area. You’re one minute away from the ocean, the airport, the Fort Lauderdale. And you’re also on a great shopping destination. You don’t have to drive. You can walk to the gym, go to the store, have Bal Harbor shops, and have Aventura mall -everything’s within walking distance. There are many restaurants and little shops along this strip, so you don’t have to drive anywhere.
If we look at the building, every apartment will face one side so that everything will be east facing. Moreover, there will be a slight angle to maximize the views. That’s why each unit will still get some ocean view since it’s east-facing. That’s fantastic.
Therefore, we’re scheduled for all the completion in the first quarter of next year. It’s looking like March.
As for renting policies, it is a 30-day minimum, and anyone who wants may rent the apartment up to 12 times a year. If this is your second home or just an investment, then it gives you the flexibility to rent it out while you’re not using it. In Sunny Isles, that’s a rarity to have that flexibility. Speaking of prices, we’re starting at 1.2. So, in Sunny Isles, it’s a competitive price point. So, we’re about 80 % of the project sold.
